PARKING
Five residences have three personal, side-by-side parking spaces. In addition, within the building there are separate, dedicated parking spaces for visitors (guests, service and delivery personnel). All parking is located indoors behind remote-controlled gates.

SECURITY
Personal Safety: Security systems begin at the building's entry points. The guest garage entry and front door have, respectively, voice and visual contact with, and control from the individual homes. The lobby is designed to accommodate a doorman/concierge for screening all incoming and outgoing visitors and deliveries. The elevator contains a video monitor serving homes with interior entries. And each residence is wired with individual Ademco Vista-10SE burglar alarm systems with multiple keypads for the residents' private control and use.

Structural & Fire Safety:
955 Green Street is a concrete and steel structure engineered to comply with stringent California seismic and fire resistance requirements. All private residences and public spaces are provided with self-activated fire sprinklers. The public space of the building contains a fire alarm system that is publicly announced on premises and at the contracted monitoring station. Each residence contains smoke, heat and/or carbon monoxide detectors with alarms. The building has a standby emergency generator for its life-safety systems.

CONNECTIVITY

The residences allow for a full range of current and anticipated communication platforms. This capacity, delivered to all major rooms by FutureSmart Networks Multi-media receptacles, includes (a) two separate category-five telephone lines; (b) two coaxial cable lines; and (c) two fiber optic lines (in-street fiber infrastructure pending.)

ACOUSTICS
Each residence is engineered by Charles Salter Associates to be surrounded by quiet comfort. Floor systems are built on a 5-inch thick structural concrete deck. An acoustical floor isolation system separates this structural deck from wood, carpet and vinyl flooring. Fiberglass insulation lines the ceilings below concrete decks. Walls between residences are double thickness. All windows are dual glazed. Heating systems are laid out, insulated and controlled with noise suppression as a primary goal. Motorized operating systems within the building include noise-suppression devices.

LIGHTING
Lighting for each residence was designed in consultation with Robert Truax Lighting. Particular attention was given to providing wall washers for the placement of art.

FIREPLACES
All residences have full masonry, wood-burning fireplaces, supplemented with gas log lighters. The handmade, herringbone brick fireboxes are built in the Rumsford style, offering maximum heating efficiency and gracious proportions.

MARBLE, LIMESTONE, TILE AND CAST STONE
Kitchens and bathrooms are finished in a combination of Italian and Spanish limestone and marble, with handmade tiles and mosaics. Honed textures blend with polished surfaces to provide modulated textures through the residences. The public spaces have Italian terra-cotta tile and limestone floors, with custom-designed cast stone trim.

WINDOWS & DOORS
Windows feature an over-sized double hung configuration. Dual glazing contains low-E glass for climate control. Doors are eight, nine and ten feet in height, with custom profiles. Hardware finishes are oil-rubbed bronze or nickel.

FLOORING
White oak hardwood floors cover all living rooms, dining rooms, libraries and hallways. Bedrooms are provided with wall-to-wall wool carpeting. Bathrooms floors are of limestone or marble. Laundry rooms have durable vinyl.

CASEWORK & FINISH CARPENTRY

Custom cabinetry and shelving systems are provided throughout the residences.

APPLIANCES
Kitchens are equipped with stainless steel, restaurant-style appliances, including free-standing DES ranges or Wolf range tops and Thermador ovens, General Electric Monogram side-by-side refrigerators, Bosch dishwashers, GE Space Saver microwave ovens and Kitchen Aide disposals. Laundry rooms include Maytag Neptune washer and dryers and rinse sinks.

ELECTRICAL
Each residence has its own 200 amp, 42 or 30-circuit electrical service with expansion capability.

HEATING
All homes have multi-zone fan-coil heating systems which are pre-balanced for even temperature control throughout the unit.

ELEVATORS
Two-story residences are prepared for future installation of handicap-accessible private elevators at buyer's option.
